The Power of Momentum
Momentum is one of the most powerful tools that I possess as a Realtor. Momentum ensures my clients the greatest amount of money for their homes, back up offers, and a stronger position with Appraisers. It is easier to show the home's value at the purchase price when it goes under contract quickly and even has back up interest.
The first two weeks that your home is on the market is when momentum is at its peak. A seller will experience the most amount of phone calls and showing activity, and the greatest opportunity of receiving the highest and best offer.
My strategy is to build momentum prior to allowing any Realtor or potential purchaser through the door. I do this with a combination of my detailed virtual tour, direct mail, emails to Realtors and potential purchasers, all company meeting announcements, and an Open House/Party date where "showings will begin."
